Location: Arlington, VA. Inner Suburb of Washington, D.C.

Transit Oriented Urban Infill: “L” shaped property of .73 acres, located at the Southeast corner of the Arts and Culture district in Arlington County across from Washington DC. Site is 2 blocks from a rail station and walk able to shops, workplace and community facilities. The corner of the site is highly visible on an inflection of the boulevard. The owner plans on turning the existing gas station site into a tranquility garden. Along the rear a pedestrian street was master planned. The idea is to break the “L” into two distinct/pure pedestrian friendly volumes in a synergetic dialogue with each other: a through block rectangular brick volume and an elliptical metal tower as a landmark for the Arts and Culture district. The compound floor plan lets more light and view into the building compared with the simple “L” shaped alternative. A light metal elliptical trellis forms the top of the elliptical volume over the roof garden with views of Washington’s monuments. A liner volume of 6 art studios on the ground floor lines the pedestrian street, and shields it from the ground floor shared parking. A chic urban nightclub will be the prominent corner. The building was also designed to meet 25 environmentally friendly Arlington County managed LEED points. Balconies on the south-facing ellipse give shade against the summer sun. The open, light filled, minimalist plans and the close in walk able/urban transit oriented location attract the young professional target market.
