Boston Road PHHP Development
Location: Bronx, NY. Boston Road
1033 Boston Road is a New York City/New York State PHHP project, which provides permanent housing for formerly homeless families and for families earning up to 60% of the median income. The project is being developed by a joint venture of Nos Quedamos, a local community development corporation, and Phipps Houses, one of the largest not-for-profit manager and developer of affordable housing in New York City. This mid-rise residential development occupies a unique mid-block site which is elevated on a natural rock outcropping. The site is approximately 40 feet higher than Third Avenue (located to the rear of the site) thus creating unobstructed views west to the George Washington Bridge. Because the rear facade is more prominently visible here than on a typical project, we have paid special attention to its detailing. On the primary facade along Boston Road a portion of the building is set back 22 feet, creating both a plaza at the front entrance to the building and additional corner windows to take advantage of the views. The 7-story building will contain 42 residential units and the project also features a 1,600 SF community room, laundry facilities, a security office and a management office. Additionally there will be 15 parking spaces offered on site and a large outdoor recreation space in the rear yard.
