North End
Location: Milwaukee, WI. Downtown Riverfront
Milwaukee’s newest downtown neighborhood overlooks the Milwaukee River at the former industrial site of the Pfister & Vogel tannery. The North End’s $65 million first phase will feature 109 condos and 15,000 sf of retail space in four separate buildings, some as high as ten floors, and includes a two-level parking garage. The overall plan for the $175 million, 8-acre development includes 395 condos, 88 apartments, up to 30,000 sf of retail space, a large urban plaza and tree-lined street adjacent to a new extension of the Milwaukee Riverwalk. The North End is planned as a showcase for green and sustainable development. It is has been selected by the U.S. Green Building Council®, to be one of the first pilot projects in the nation to integrate the principles of smart growth, new urbanism and green building for a LEED-ND® (Leadership in Energy and Environmental Design for Neighborhood Development) certification. The first phase of the North End development will be completed in the spring of 2009. The entire development is expected to take five to seven years to build out. The construction project will create about 1,000 jobs.
