Rowhouses of Lakewood Balmoral

The Rowhouses of Lakewood Balmoral are an award-winning example of infill properties. Nestled between commercial and residential National Historic Districts, this project celebrates the historical and architectural aesthetic of its neighborhood. The Bryn Mawr Historic District is a commercial area rich with history. Some of its famous landmarks include the 1928 Edgewater Beach Apartment Building designed by Architect Benjamin Marshall, the 1927 Art Deco Belle Shore Apartments, and the 1928 Gothic Revival Bryn Mawr Apartments. The Lakewood Balmoral Historic District, across the street from the project, is a residential area noted for its 1900-era Queen Anne, Shingle, and Craftsman Style homes. The community had rejected several developers’ proposed plans for the site, which housed an abandoned, rat infested, one-story building. In 1998, a plan was finally accepted from Bob and Rae Ann Cecrle, who hired Greene & Proppe Design, Inc. to design six townhouses on the oddly angled corner site. During the course of the project a 1920’s home located behind the site was purchased, and master planned into the project. Greene & Proppe Design, Inc. kept with the turn-of-the-century contextual design of the neighborhood. Each 3,300 s.f. unit includes: 3 bedrooms, 3 ½ baths, 5 balconies, 1 deck, elevator, and 3 story stairwell with skylight. The rowhouses’ exteriors are highly detailed with limestone, custom metalwork, careful landscaping, and wrought iron fencing. Set back from each other and constructed of alternating red and amber brick, each home has a unique character. The Rowhouses of Lakewood Balmoral are an excellent example of new construction in an historic area reflecting and enhancing the architectural flavor of its neighborhood. Winner of the 2002 “Bruce Abrams Award” from Chicago Association of Realtors, and the 2002 Dreihaus Award for Outstanding New Construction/Infill from Landmarks Preservation Council of Illinois
