Santa Ana Renaissance Plan

Santa Ana’s historic center is being transformed after a 40-year experiment with urban renewal-based practices scarred the county seat of Orange County, one of the wealthiest in the US. A new Specific Plan, with regulatory status, was developed through a 6-day charrette for the 450-acre, 120-block area that includes two districts (Civic Center and Downtown) three neighborhoods and a derelict industrial area adjacent to the most important train station between San Diego and Los Angeles. The plan leverages the area's historic and cultural character to reaffirm Santa Ana's identity and foster positive investment in one of the most important cities in Southern California. The Specific Plan is executed through a form-based code which uses ten zones, twelve street types and eleven architectural building types. Through this effort, the three neighborhoods and three districts within the plan area are reassembled into a cohesive and complementary central city that can become prosperous and desirable as a place to live and work.
